Why hire a Professional Real Estate Photographer?

Taking amazing photos of houses is more than just clicking a button on your cell phone. Listings with professional photography on average sell 32% faster than homes that do not, and with the increasing level of technology and real estate photographers out there, this number is only expected to grow. Photographers now offer a plethora of services including drone photography, 360 virtual tours, video, twilight photos, and more. With all of these services, professional quality has become a standard for houses on the market. After all, photos are the first thing a home buyer looks for when searching for a home.

Contrary to other forms of photography, real estate photography often separates the general hobbyist from the real pro photographers, because let’s face it, most houses aren’t very interesting to look at. “How do I shoot real estate photos?”

If only it was that simple. You could search “how to take real estate photos” on google and come up with 100 different ways to do it. The truth is, you can take pictures of houses with your cellphone and call it a day. (And no, your cellphone is not just as good as a high end camera when it comes to real estate photography). You can also spend hours on an exterior of a million dollar home at twilight alongside a beach just trying to get the right composition and lighting for ONE PICTURE. The point is, there’s an extreme range of expertise and professionalism in the field of real estate photography. The deciding factor is who is buying it. Perhaps the most important thing to consider when taking real estate photos is who is going to see it. Remember, we are selling to potential home buyers, architects, home owners, realtors, interior designers, and so on. All of these different people are going to be looking for specific details within your photos. What do you want to showcase to your client?

Now, after you’ve determined your audience, there are a couple of things you have to keep in mind before you begin shooting photos. Editing software will be your best friend. Without any editing, pictures of real estate just look like crap. This is where hiring a professional photographer comes in, and separates the crap from the amazing, because not only is there a lot involved in actually photographing the house, but sometimes even more work is involved in the editing process! Also, time of day is important! Choose a time where the sun isn’t going to compete with the pictures you are trying to take. The primary source of light for your exterior photos is going to be the sun!

 
How do I take pictures of houses?

Step 1: Straight Lines

Now on to the fun part. First thing’s first, your lines MUST be straight. In any good picture of a house, interior and exterior, the lines are always straight up and down. These lines are the edges of the house, corners of the room, spaces in between cabinets, dressers, you get the point. The way to ensure you get this right is to use a tripod. Whether it is your cellphone or professional camera, you need a tripod to point your device straight into the room. If the camera is pointed slightly up or down, the lines will not be straight. Most tripods have a bubble level where you can see if the camera is not level. Also, because we are using a wide angle lens, we need to make sure we are not distorting the edges of our photos and getting a “fisheye lens” effect.


Step 2: Compose

Focus on one subject and how the surrounding area compliments it. Don’t just sit in the corner and try to capture everything! Also, use either a one point perspective or two point perspective. The picture above is a one point perspective as the camera is pointed directly into the room at 0 degrees. However, the picture of the living room at the top of the page is a two point perspective, roughly at 45 degrees into the room. Including windows is almost always a plus!


Step 3: Well, it depends..

Following just the first two steps will put you leagues ahead of some of what is out there on Zillow, MLS, and other listing services. The next steps are dependent on the tools you have at your disposal. Are you using lights? Can you change the exposure settings on your camera? Are you going to edit these pictures? All of these questions will determine where you go from here. But now that you have the basics, it now just comes down to how much you are willing to invest in gathering the gear needed to take your pictures to the next level.

Using just a cellphone? Well, step one and two is basically all you’ve got. You could try to experiment using lighting and editing, but at that point you really should invest in a professional camera.

Have a professional camera and tripod and access to editing software? Great! You have what you need to take it up a notch. Using bracketed exposures and blending them together in your editing software is a classic technique in real estate photography called HDR. This is what a TON of real estate photography is nowadays because it is quick, simple, requires zero lighting, and can get you great results. But HDR does not always give you great results, and depending on your editing software, it can actually give you extremely poor results. So what can you do to ensure good results every time? Lighting. Using lighting in real estate photography, unlike using HDR, will give you correct, even colors across your pictures and give you the most control over the way your pictures look. But then the issue is knowing how to use those lights, where to put them, and how much of them to use. But once you get past this point, there’s pretty much no house that you can’t make look good, and you’ll no longer be stuck with feeling confused about how to photograph a house.

During a worldwide pandemic, everybody is looking for ways market to consumers who are now confined to their homes and may not feel safe going out into the public. There’s no wonder that online marketing has skyrocketed because of this, as if it wasn’t already. For Real Estate, being able to visualize a space has never been more important. Best Cameras For Real Estate Photography?

Well that’s quite a loaded question. And one that has many different answers. And also depends on personal taste. And depends on your current skill level too. See, there’s never an easy answer when it comes to choosing camera gear. However, there are choices you can make where you can’t go wrong. In all, the short answer is, all cameras can make good real estate photos. It’s not about the camera, it’s about you.

Let’s say you’re just beginning real estate photography. You’re looking for the best camera that won’t break the bank and will still give you a competitive edge on others doing real estate photography. You read all these articles and watch all of these videos that tell you this brand over this brand for this reason, or this camera has features that this one doesn’t, and so on. You research other people’s work that you like, trying to figure out what camera they’re using to take such amazing pictures. All of this to lead you to the pain staking decision of buying an expensive camera. Believe me, I did it too. But you really, really, don’t need to. In fact, there are plenty of amazing real estate photographers out there making 6 figures using gear that totals less than $1000. Yes, not just the camera, but ALL of their gear.

So how do you choose a camera? Well, instead of thinking about this question as if the camera is going to make or break you and your photography business, think about it as a tool. A car mechanic has hundreds of tools at his disposal in order to get many different types of jobs done. Will he use the same extremely expensive power tool for every single one? Probably not. In fact, sometimes, he’ll get by with just a simple wrench, that would have done the job better than the expensive power tool anyway. See, it just depends on the job you are trying to do, and your style. This, more than anything, will determine what you will need in order to complete your job. Once you nail down how you’re going to showcase yourself as a photographer, you will have little problem with deciding what tool you need.


Drone Photography for Real Estate is all the rage. But…

According to a statistic on photographyforrealestate.net, homes with aerial images sell 68% faster than ones that do not. However, the article also states that this does not necessarily imply causation that homes with drone photography will sell faster. You see, not every home needs drone photography to go on the market. In fact, for standard listings in a standard location, why bother? Will drone pictures be the deciding factor for a home buyer for this standard listing? Probably not, but here’s the catch. Imagine you’re looking to buy a 5000 square foot house on a lake in the hills of California. Wouldn’t you want to see every view that property has to offer? This is definitely when aerial images make a difference in a home buyers decision to buy a home. A bit of a necessary evil for luxury listings, but one that absolutely pays off in the end when you’re able to showcase the beautiful landscape from above. It’s all about what can be showcased from above that can’t be shown from the ground with a camera. If there’s something near the home that adds value to the listing, then drone photography just might be the deciding factor in that home buyer pulling the trigger.

Probably the best possible result you might get from your cell phone. Not terrible, but lots of issues here to focus on that can be made better. First of all, the colors are way off! If you walked into this room, the colors would look nothing like this massive oompa loompa color going on here. One of the big challenges in Real Estate Photography is getting the correct colors inside the house. If you’re a home buyer and saw this before picture rather than the after picture, wouldn’t you be surprised to find out how different it actually looks in real life? Also, There’s somewhat of a distorted look to this image, as if it’s being stretched at the edges. See how the bedside table looks a little slanted? Lastly, we can’t see outside! We want to be able to see what’s outside our bedroom window as a home buyer, so as a real estate photographer, we need to be able to show that view. Correcting all of these issues involves taking multiple images and correction in editing software after the fact.

See how much better that looks? We’ve corrected the distortion around the edge of the image, our colors are correct, (we have a white ceiling!) and we can see out the window now. This is the power of Professional Real Estate Photography.. Separating the good from the not so good.

Real Estate Photography Business Begins! 6.18.2020

 

I’ve just graduated college from the University of South Florida, right in the middle of the worldwide pandemic. This may hurt my chances at getting a professional level job while everything is getting shut down, everybody is getting laid off.. I’m not sure what’s best for me to do. All I know is that I love photography, and I cringe at the idea of sitting in an office all day.

One day, I’m scrolling through social media and see an ad by a Real Estate Photography business that has made over 6 figures! Watching the video, I learned that this market has the potential to be one of the highest demand markets out there, with so many houses in the Bay Area and Southwest Florida going up every single day! In the process of learning how to take great pictures of houses and real estate, I realized I was going to be challenged. This isn’t as simple as sitting in the corner of the room and clicking the button on the camera. Real Estate Photography is actually one of the more complicated forms of photography that exists. Understanding lighting and color is crucial to this art form. I had to learn things that my college degree never gave me! But I was determined, and I had a feeling this was the right path for me as an introvert who prefers to work alone.

After countless hours of learning how to shoot real estate photos, I was ready to start venturing out into the real world and find realtors who would take a chance on me. But, one big obstacle still stood in my way. And that was the business side of things. I didn’t know how taxes worked, how getting customers worked, how to set up and operate under a different name. Perhaps even more hours went into just trying to set up the business rather than learning the craft of real estate photography. Finally after months of research and mistakes, JSwishPhoto was official on June 18, 2020. I am now a Real Estate Photographer!
